Texture warping and rotation problem

I am trying to unwrap this shape.

Unfortunately, there is a slight warp and rotation on the checker.

I want to get rid of this warp and rotation. I tried straightening but that did not help. I'm on Maya 2023. Any help would be appreciated. Thanks.
