Potential sale of home to local school district

School district interested in purchase of property I own adjacent to theirs. This is in Illinois. House on property currently vacant.

Meeting scheduled but wanted to do some research beforehand. I'm assuming they pay FMV based on appraisals but can't find specifics as far as the actual process.

Anything I should be looking out for?
