Any home Improvement project you think will be quick and easy will inevitably end up being a pain in the ass and more expensive than you originally though

Assess which improvements/renovations will actually make your life better and do those BEFORE you move in. Living in construction sucks. Also save yourself some budget for new furnishings and buy yourself one nice big purchase - a new bed or couch or whatever. And get some art on the walls, don't hang them too high should be at eye level when standing.

And if you have a mortgage, make sure they are paying your property taxes. If they're not, divide your property tax by 52 and set up an autodirect to move some of your weekly paycheck into a separate account so that you always have the money to pay your tax. Nothing sucks more than forgetting about your property tax payment.

You need to have some cash on hand, or space on a credit card.

It's winter, the furnace is dead. Do you have 5k to give to the HVAC guy to put in a new one before all your pipes freeze?

Don't purchase expensive furniture until your kids get older. It is ok to have empty rooms in your house. The most financially tough years are the first few. Take care of your property
