Where Did You Get Your Contracts?

Did you have them written up by a lawyer or title company? Did you write them yourself? Did you just use one you found online? I haven't started making calls yet, because I don't have a contract to send if I get a buyer! I've found several online, but I specifically need ones that have a) an inspection/termination clause, and b) an assignment clause (obviously lol). I can't seem to find anything that has both. Can anyone point me in the right direction? TIA
