Purchasing a Donut Shop that is only 6 months

General

I am looking to acquire my first business. It is a Korean donut shop (location: one of NC, SC, VA, GA). It has been in operation for only 6 months and 2 weeks.

I looked at the official CPA's P&L for the first 5 months:

Net Income: $74,000.

(This is after taking out $87,000 in Officer salaries for three different investors.)

I am going to add back part of it to the Net Income to arrive at the new Net Income. I think no more than $30,000 is needed for 5 months to pay for a good manager. So I would add back the remaining $57,000 to the original Net Income.

That's $131,000 in new Net Income for a 5 month period. Does this seem reasonable/believable?

NOTE! Sales Trend

Business opened in mid-March to high sales that continued into April. It has been going down ever since. August and September data is lower than June and July. Is it normal for a donut shop to gain a big momentum and lose it over the summer months? The owner spends nothing on marketing (besides two Instagram campaigns they ran originally) and only uses Instagram account.

Offer

Downpayment: $77,000

List Price: $325,000

Seller Financed over 3 years at 7%

I know most restaurants fail within the first three years.

Question: Given the risks, should I buy this donut shop?
