[Landlord-US-TN] Do you pay HOA fee, include in rent price, or have tenant pay directly in addition to rent?

Hello, thanks for reading. I am currently renting a townhouse which has a 150 per month HOA fee. Im paying the HOA fee leaving my rent profit -150 I’m looking for some feedback on how other homeowners handle their HOA fees. Do you include this in your renting price or have the tenant pay during the lease?
