You buy the house, not the mortgage
I know there can be some truth to this, but I hate these types of statements.
I understand everyone has different life situations where some people have to make choices they rather not, but typically if some exist, it is to make money. And it probably for the bank to make money, not you.
- Marry the house, date the mortgage: Who started this saying... REALTORS! Obviously I can't confirm this, but they sure use it the most in the daily world. They are trying to sell you something... All this to say, if you need a house, you can afford the house at the current rate, then buy the house!
But don't be tricked into it will be 2.5 in two years and you will just refinance. Sure, maybe it will be. But don't financially plan on this.
The other issue with this is it will reset your mortgage back to 30 years. Yes, I can understand you can do a 15 or something else... But, if you think I believe the average Joe is going to do a 15 instead of a sweet 30 with half the payment size they were used to.. ok...
What I feel people don't see is how they are no restarting their high interest part of the mortgage lifestyle.
- House has increased in Equity! Let's cash some of that out. Again, if life forces you to it is different. But all these "smart" investors that have a brilliant plan... Good luck.
All this to say it is frustrating to see so many people just caught doing so many poor financial life choices continually.
There are so many people around my age (40) that are just not doing well. These are people I know that have not had some great misfortune. Just continually bade financial choices. A lot of keep up with the Jones. It would be great if I saw them happier, but I don't. Largely due to money. They can't break the circle.
