When you sign a lease for the next school year, what starting date do you guys sign for?

Instruction begins Thursday, September 28 for this year. assuming it's the same next year? how much earlier before school do you all sign your lease for? and i'm guessing those who stay over the summer sign a 12mo lease. what about for you guys that leave over the summer? 11 month lease?
