Question about canceling a housing contract

Has anyone canceled a housing contract after the deadline before? Some friends and I are scrambling for an apartment and may not be able to sign a lease until after Monday, which is the deadline to drop the housing contract. I got an email that says we may have to pay up to 75% of the housing costs if we cancel. So my question is whether or not ayone has had to pay that much for canceling a contract.
