Should I threaten to resign?

Long story short, I’m a Resident Manager for a small affordable housing building. I live next door to the dirtiest and worst tenant I’ve ever had to deal with. The guy is incredibly loud and blasts music all the time. I’ve given him multiple warnings to no avail and now I’ve had to inform my supervisor. I’m part time, so I maintain a full time job outside of the building and I’m also in school. I’ve considered resigning because his noise is affecting work and school. Sometimes I work overnight so sleeping during the day is important to me. My supervisor as of yet has not done anything to intervene, and now I’m wondering if I should inform her that if things don’t change I wouldn’t be able to stay here for much longer. It took them almost a year to find someone for the position I have now, and my being gone would make things difficult for her because I also handle 4 other small buildings.
