FTHB: Water heater rental is $48 on new build townhouse in Whitby. Can I buy the tank outright to avoid this monthly?

It's a Rheem PROP G50- 50U Water Heater (not tankless) that has been already installed in the new build that I am purchasing. The monthly rental is being quoted as $48. Closing is next week. Can I ask my lawyer to get this water heater bought outright instead of getting entangled in a rental? It is brand new and I think it may not need any servicing in the next few years.

If anybody knows, what would be the fair price for this heater+any installation charges?
