Trying to plan out my upgrade path

I currently have a i5-4770 and a 2080 super. Obviously I’m bottle necked by my cpu, and have been planning leapfrogging upgrades switching off between bottle necks. I’m wanting to find a socket that I can get into for 500 ish bucks (cpu and motherboard) that I can drop a faster cpu into down the line after I upgrade my graphics card in a year or few. My thoughts were to go to the 7700x, then move up to the 9900x or the 9950x in a few years. Is it worth shelling out the extra 100+ bucks now for the 9900x? I am mostly trying to game but also have been getting into fusion 360 building some stuff. And I think im running a 1440p 144hz monitor of that makes any difference. I’ve only had noticeable issues when I started playing fortnight again with my buddy and his kid. I’ve been getting bad stutters and screen tearing in games. Any tidbits of information you can drop would be awesome!
