Hey developers of Vancouver, how important are parking spaces for new construction?

Hello developers,

We’re currently working with an architect to design a 6-unit multiplex in an R1-1 zoned area. The lot is 6,250 sq ft with a 50-foot frontage, but unfortunately, we can only fit three parking spaces.

This means that three of the units will each have a single carport, while the remaining three will not have parking and will rely on street parking. The property is located on Vancouver’s West Side, which is a walkable area with nearby bus routes.

We’re concerned that the lack of parking may impact the property's resale potential or reduce its value. From a buyer’s perspective, would you be interested in purchasing a brand-new attached home without private parking?
