N4- Help

Hi everyone. I'm in a difficult situation looking for some guidance. A loved one who didn't have a job or a credit score needed a place to live, he stated he had enough money to do so, paid for the deposit and everything, just needed me to be a cotenant since I have a job and a positive credit score. I helped out and everything was fine for the first months. However, in February he told me he was going for a trip and long story short, he hasn't returned and isn't going to. I found a N4 in the apartment the other day and I'm considering my options. The N4 states the rent for February, March and April was not paid and that I needed to either pay or move out by the 18th. He said he was going to get the money, but I'm planning on taking a loan and just pay for it, my question is, can I both may and move out?? Would that terminate the lease? I want to mitigate the risks and consequences as much as I can. Any further advice would be greatly appreciated
