Deposit paid before landlord signs the contract

Hi,

I i visited a flat that is currently under renovation and met with the landlord in person.

The place, location and price are great and the flat will be delivered after renovations in perfect conditions.

The landlord sent us a reservation contract which we signed and sent 1 month rent which will be used as the security deposit.

This week we received the rental contract, which this time wasn’t signed by the landlord first. We signed it and sent another month ma rent will will be used as a rent guarantee. Putting down 2 months rent at entry is standard where we live.

I am having doubts on whether I should have sent the money the second time around or if I should have waited until the landlord sent me the signed contract back, considering the contract is not in effect as long as he hasn’t signed the contract.

Not sure if i’m overthinking this.
