Presale Condo Closing During My Mat Leave – Can I Still Get Approved?

Other

Hi everyone,
Looking for some real-world advice or experiences here!

I’m currently 4 months pregnant and had purchased a long-term presale condo about a year ago. The original completion date was set for May 2026, but we recently got an update from the builder that it’s now been moved up to somewhere between January and March 2026.

By that time, I’ll be around 5-6 months into my maternity leave, and I’m starting to get anxious about the mortgage approval process. I really want to take my full leave and not have to return to work early just to get approved.

My husband already has a mortgage in his name for the condo we currently live in, so if I can't get approved, our backup option would be to refinance or get a HELOC on that property—but we’d much rather avoid that route and keep two separate mortgages if possible.

I’d love some insight from anyone who’s been in a similar boat:

  • Has anyone successfully secured a mortgage while on mat leave?
  • How do lenders typically view maternity leave income?
  • Are there ways to make myself more mortgage-approvable without returning to work early?
  • Should I start talking to brokers now, even though we’re still 9-11 months out from completion?

Any advice, experiences, or suggestions for mortgage brokers who are familiar with these situations would be super appreciated!

Thanks so much in advance!
