Rent Outside Beirut

Hello everyone, I have a question regarding the rent outside beirut and I mean remote villages. What is the law concerning this? Can the landlord keep on increasing prices every year? There is a contract but it is the one you get from a library with like 2$ and not an actual contract from a keteb 3adel. Any advise on the matter would be appreciated 🙏
