Expecting too much of seller’s agent?
My wife and I put our house on the market a few months ago and selected who we thought was great, energetic realtor who has been in business 20 years to be our agent.
She was very engaged early on and did a fantastic job staging the house for photos and a couple of open-houses (that no one come by for). However, because the market is understandably slow right now, we really don't have much engagement from her.
We get an automated email from her brokerage once a week with some detail about what is going on with the market numbers-wise, but really no direct feedback from her on what she's seeing as she reps other buyers and sellers, despite us asking her to share what she’s seeing first hand.
We’ve had a few showings but getting her to engage with the potential buyer’s agent for useful feedback is like pulling teeth. Any info she does share is very generic and non-specific and not very useful from a decision-making standpoint as a seller.
On top of this, she’s put incorrect information in our listing several times (incorrect showing times, room dimensions, etc) which isn't unforgivable, but seems to highlight that she's not very detail oriented, despite that being one of our critical asks when we first sat down with her.
But I feel like overall she's distracted. Maybe with buyers or maybe with other properties that are cheaper/easier to sell, but regardless, don't feel like she’s giving us qualitative information that we can use as sellers.
We’ve dropped the price a few times, but she seems very wishy-washy when we ask if we need to drop more to be competitive (“If you guys want to…”) and she’s not able to articulate how to better compete with other properties or why other houses are selling. And I don't feel like she’s engaged with other buyer’s agents to proactively push our house.
Maybe it’s easy to be a “good” realtor in a hot market and it’s just that times are tough right now for everyone, but are we expecting too much as sellers?
