[Hiring] Some questions re: hiring a VA
Please do not comment or DM me offering your services. At this point, I am researching only. If/when I am looking for a VA, I will formally post that here.
I own a rental property and am thinking of hiring a VA to be the go-between for me and the co-owner of the building where my property is located. He controls the maintenance for the building (I take care of the maintenance of my condo), so sometimes things come up with the building that he needs to know about or that I need to know about to convey to my tenants.
The tasks I am thinking of giving the VA are basically email management tasks. This would include checking email daily (business days only, so 5 days a week), notifying me of any building/related issues the co-owner emails, and corresponding with the co-owner with responses I provide. I would also want this person to notify the co-owner of any building-related issues my tenants notify me about, and receive updates on those issues (like when something has been fixed) and communicate that to me so I can communicate that to my tenants.
My main goal is to have the VA be the filter/shield for communications between me and the co-owner. I do not communicate with him for reasons of my own, but I need to leave the lines of communication open with him because my condo is in his building, and there are things that can affect my tenants. I know that sounds weird, but I can't get into it any more than that.
My questions are these:
- Is this something a VA would do in general?
- Based on research I've done, for a VA who has some experience (not looking for years here, but at least 1+ years) and for the tasks I'm looking for the VA to do, I can expect the VA to charge $10-$20 an hour. Is that correct or am I way off?
- This would be long-term work (not looking to sell the property anytime soon), but not many hours since the idea is to check/send emails (I would be coming up with the content and just asking the VA to communicate those to the co-owner). I'm thinking of 5 hours a month max, and honestly, most months wouldn't even be that. Thankfully, very few building-related issues come up because the co-owner lives in the area and regularly visits the property to make sure everything is going smoothly. I think we had only 2 things come up (one minor, one not so minor but not impossible) last year, and we've had 1 issue come up so far (minor).
My preference would be to pay a monthly amount to the VA for 5 hours a month, regardless of whether the VA does that amount of work in the month. This sounds fair to me, since I know it has to be worth the VA's while to agree to the terms, and 5 hours a month should cover it without an issue. Plus, the VA would have the security of knowing they are going to get paid even if they spend every day just checking email and having nothing to address.
Does this sound reasonable?
- When/if I do get down to searching for a VA, I would want to have a short Zoom call with them so that I could meet them and explain a bit more about the circumstances and the tasks. I don't have a problem with the VA billing me for this time. Is that a common practice or something most VAs would do?
