Go big or little

I have 400k to spend. Is it better to simply buy a property outright and rent it, or is it better to get the biggest loan I can and buy a multi unit property.... Or a very expensive luxury condo?

My feeling is for the first, my wife is the second and my mother in law (a very successful investor) is the third.

So... thoughts?
