(Contracted) Event venue closing

Location: Texas. We have a rehearsal dinner upcoming in 30 days and just learned the venue chose to not renew their lease and will close down this week. Venue offered to refund our 50% deposit or accommodate us in another venue at 155% of original contracted amount.

We have a proper contract, which states the cancellation penalty for 30+ days is 50%, and 100% within 30 days. There is a force majeur clause but no other out clause for either party.

Beyond return of the deposit, can we reasonably demand 100% of the contracted value, given that’s what we would be stuck with if we changed our mind for convenience and canceled? We are pursuing some kind of reasonable outcome with vendor but, if things can’t be worked out, we will end up spending more than the contracted amount.
