In Need of Guidance

Hey everyone,

I've been running my business for more than three years now. Even though it covers all the expenses like rent and operations, I haven't seen any actual profit yet. Working tirelessly without any real payoff is starting to wear me down, so I'm thinking about shutting down the business.

However, I'm stuck in a lease for another year and a half, and I'm personally responsible for it. The only way out I can think of is an ongoing issue with the roof. According to the lease, the landlord was supposed to fix the roof completely before I started, but that never happened. Instead, they've just done quick fixes over time, and we still have leaks during the rainy season.

While the leaks haven't affected our day-to-day operations, I'm wondering if this continuous problem, along with the landlord failing to fulfill their repair obligation, could be grounds for ending the lease early or negotiating an exit. Is it worth exploring this legally or contractually?
