Equity fund question

My fiance and I bought a house together. Both of our names were on the mortgage loan and also deed. We both contributed to down payment and I had been paying half of the monthly payment too. He refinanced the loan within the same year for a lower rate. He said he will refinance with just his name and suggested to remove me off the deed too. He suggested this way, I can purchase another house under my name. Now 4+ years have past and we are splitting up. I didn't thought about protecting my contribution to this house 5 years ago.

Once we get sell the house, he will give me my portion of the contribution back. I am using my portion for a down payment for my next property. What would my portion be categorized as when I apply for a mortgage loan? It no longer count as my equity but we both know some of the equity belongs to me.

I can't sleep or eat thinking about this. I don't have money to hire a lawyer for advice. Is it possible for him to add me back on the deed? What is that process like? I think my agent mentioned something about if I am still on the deed, my portion may consider as my equity? I was on the deed for less than a year. I don't know if that could do me any good. I have bank statements showing I contributed for down payment and monthly payments to my fiance for mortgage payment.

Really need someone's advice.
