If you’ve been eyeing the Oregon Coast for a short-term rental (STR) investment, 2025 might be one of the best years yet to pull the trigger. Here’s why — and where I’m seeing the strongest ROI right now:

📝 Why 2025 Looks Good:

• 100% Bonus Depreciation is back — meaning you can write off huge chunks of your STR purchase against your active income (if you qualify under the STR loophole).
• Demand for drive-to coastal getaways is still strong — with more remote workers, off-season bookings are up.
• Tight zoning means well-located, legal STRs keep their value (and cash flow).

📍 My Top Oregon Coast STR Spots for 2025:

Florence
Quiet vibe, great repeat guests, central and accessible to Eugene. Currently no STR restrictions but rules are proposed. 

Seaside
Always high demand, walkable market. Supply can be limited— but nightly rates make it pencil.

Pacific City
Zoning-friendly pockets, year-round demand, accessible from Portland. Bigger supply means more options under $750K. 

Bandon
Golf traffic + scenic coastline. A bit further south but high-end guests and fewer STR competitors. Only allowed in a a specific zone and subject to saturation restrictions. 

Rockaway Beach
Up-and-coming, family-friendly, still relatively affordable. Good place for newer investors who want lower buy-in. Only actively licensed STRs can transfer one-time to a new owner until the recently established CAP is reached. 

Honorable Mentions: Brookings, Manzanita, Lincoln City 

💡 Pro Tip: Not every home is STR-legal or a good performer. Look for:

✔️ Walkability, beach access, or unique features
✔️ 7-day average stays (for the tax advantage)
✔️ Solid off-season potential
