Help to buy loan and mortgage renewal

Looking for some information here.

Currently mortgage is due for renewal next Oct. Purchased the house at 294,000. Neighbour (a copy of our house) sold for 310,000.

We need to pay back the help to buy loan from the gov, around 58-60k~ (depending on house value). Has anybody had much experience with taking money out of the mortgage to pay this off?

Did they need much documents if you are renewing with the same lender (Nationwide)?
