Question on grass for a specific area.
Yes, no, recommendations.

The side of my house/garage faces the front
Which was planted in who knows what kind of grasses. The contactor threw some stuff around and I think I did too. A different contractor called it farm grass probably more than 1 type. Ive never mowed it, its quite tall and weedy.
Boy these pictures made me realize how far I have to go.

I have a small ring of eco grass around the house. Then in front of that Im doing a narrow native forbs area with a few shrubs.

The proposed forb bed is slowly being weeded mulched and filled in.

Beyond that Id like to start slowly replacing the most likely non native farm grass with something more native. I'll just do a narrow area a year. I cant keep up with what Ive got going to far. The bracken fern is a constant battle everywhere.

I ruled out Pennsylvania sedge because it spreads by rhizomes and will invade the forms. Also Im traumatized by my ongoing battle with nut sesedge.

 1) Id prefer something that wont cause endless work in the forbs bed it borders due to spreading. I'll have enough work keeping out bracken fern.

Is that possible? Is there a native grass that wont spread too much and can be grown by seed?

Conditions: sort of sandy soil, medium dry maybe dry? Mostly sunny, some high dappled shade in areas
NW Michigan

Plan is to weed wack what is there low, flip over with a shovel exposing dirt and fall seed something native. I realize that's not a great tactic but its what I have time for. This is just one area of many.
