Looking at a property with a loft space that hasn't had the building regulations process to certify it as hospitable living space - Advice needed
Hi there. We're first time buys looking at a property which we really like but the loft space that hasn't had the building regulations process to certify it as hospitable living space. The estate agent has been very up front about this so it's not something we uncovered or anything.
I understand the risk that if you buy this and want to get it certified you run the risk of having to pay for remedial work which isn't covered by Indemnity insurance. If we were to buy the property I think we'd like to apply for the certificate - either fairly immediately or in the future before we potentially sold it. We suspect that if we ask the seller to get the certification (which I think we are going to do regardless) we will miss out on someone who is happy to buy it.
think if we were to buy the property with Indemnity insurance and waited a few years we could build up a bit more savings so that if remedial work was required we could be in a better position to pay for it.
Would getting a survey be able to give you a good read on how much of a risk this would entail? I appreciate they couldn't give a gaurantee but would they be able to give enough of a decent read on whether remedial work would be needed and the potential costs that we may have to pay worst case?
