Advice from non-US citizens who own a vacation home in the USA

Discussion

My girlfriend and I have been on a goal to visit all 50 US States and now that we're coming to the end of that journey and are in a favourable financial position, we are interested in purchasing a vacation home in the US.

Currently, we visit the US for 3 weeks at a time on an ESTA, which allows a 90-day visit. We typically visit 2 or 3 times a year.

We would be looking to instead visit under a B-2 Visa, which allows 180 day entry. We have no intentions to live full-time or work in the US, and would essentially use the vacation home as a "hub" for even more US exploration.

For example, we would come on a 3-month vacation, and from there, maybe stay at the house for 2 weeks, and then go on a 2 week road trip, then back in the house for another 2 weeks, another 2 week road trip etc. and then return to our home country, the UK, after 3 months.

I've read enough online to indicate that we'd need to be in our home country for twice the amount of time we spend in the US, in order to avoid having our visa cancelled or raising suspicion that we are trying to live in the US full-time. I want to follow the rules exactly, as I would not want to be in a position where I can no longer enter the US as a tourist, but that would obviously limit my time in the US somewhat. Maybe 2 months UK, 1 month US... If I did that 4 times per year, I could see that flagging up as suspicious, maybe?

Anyway, my question to Reddit and people who are from the UK or a foreign country and have a vacation home in the US, how often do you visit and have you had issues getting into the country?

If I can only come for a few weeks a year, like we do now, it seems pointless to buy a property vs. using hotels like I currently do - but we love the idea of getting a reasonably big house for relatively little outlay compared to the UK and giving us a nice "hub" to stay between our different road trips.

But, there is also the profitability of owning a vacation home to consider, hence the post in this sub, as it may prove to be a savvy investment long term if the housing market continues to grow and that may justify the high outlay for infrequent visits.
