How did the Frankokratia come about during/after the Fourth Crusade, and how did it develop from then on?

Did the invading Catholics just decide to treat the Aegean like any other land conquered by crusaders? What was the impetus to not just sack, but settle the defeated Byzantine land? Also, bonus question, are there any good general histories on the post-1204 Aegean?
