Neighbours from Hell, neglectful property manager, and a shared laundry room with broken rules escalating to harassment that is technically part of our unit? What are our rights?

Hi. So, this is a bit of a story so I’ll try to simplify things. I hoped to include a diagram of the area to hopefully ease understanding but since the sub won’t allow it I’ll try my best to describe.

So, this is not an apartment building. It is a house. Top and basement. Basement, our unit, and unit 1, main floor. The laundry room is shared. However, it is technically part of our unit, and is our only entrance and exit. It is also barely seperated by a door so thin you could hear whispers, and break into via paper. The only secure door? The outside door. Aka, the laundry room door. The inner door leads into a junction directly beside the bedroom, where we hear EVERYTHING. And I mean everything. Smell everything too. And feel every breeze when the outer door is left open, hopefully that explains how connected it is.

Edit: Diagram of Laundry Room adjacent to bedroom and connected to apartment setup (realized I could link an image here)

So what’s going on; for over two years we’ve been fighting with a useful property manager to get upstairs to simply treat this shared space with common decency. We have asked what we believe is VERY REASONABLE.

  • Hours are 6AM-9PM, any day of the week
  • First come first serve
  • If laundry if abandoned over 2 hours, it can be placed in a garbage bag on top on the unit
  • To please not slam the machines
  • To not loiter

That is IT. Each of these rules has a pretty extreme reason for them.

The hours are due to them coming past 9PM, all the way to midnight and up to 2am, while the sound rule is due to while being in this space talking loudly on the phone, slamming the machines and laughing, putting things with loud zippers, shoes, etc, in the machines— which echoes through our entire unit.

The part about the abandoned loads is due to the fact that despite going past these hour, they’d still not finish, leave wet clothes, sometimes for hours, other times for DAYS— this caused mildew in not only the machines but the room, which they only half-assed tried to fix with vinegar in the machines only cause it made their clothes smell bad… however it is in the walls and floor, and seeping into the unit triggering my allergies and asthma. We have had to invest in dehumidifiers and air purifiers for the apartment already due to issues with the bathroom so this does NOT help.

The loitering was due to my an incident of the neighbour getting drunk and camping out in there to ‘protect’ her laundry from us (putting it in a bag), trapping us in our unit. Which is what finally got these rules implemented. Which all have been broken but the loitering again. Constantly.

The property manager is ignoring our contacts, and we are at the end of our rope being kept awake. I have tons of footage of them doing this on our doorbell camera (including during the day their children slamming the machines too and laughing… they didn’t before we asked them to not slam them so I’m guessing they were told by they parents to do it), I really don’t know what we did to offend them so much, but this has got to stop.

What is our next step if the property manager ignores us? What are our rights? Due to the setup of the room would we have a right to put up a sign saying if you enter past these hours you’re trespassing and police will be called? Could we say the same for the rules? Should we just go to the landlord? Can we do that? Can we do both?

Thank you so much for your time… Sorry this got lengthy…

I’m sorry if this runs on. I’m sleep deprived as they’re a big family and going for some trip for a few days or something and doing a lot of laundry lately and been keeping me awake… I just want to live in peace.
