[Landlord-US-OH] Tenant lease ending - emails me with "sudden" discovery of tub damage
Just received this communication from my tenant who is moving out in 1.5 months. Advice needed:
This is the first time it’s been mentioned, and of course it comes with a preemptive denial of fault. I’m skeptical because the tub was in good shape at move in, and this wasn’t flagged during previous communication or inspections. I suspect someone may have used something abrasive or acidic despite the lease clause. Now he needs it fixed 1.5 mo before he leaves?
Questions:
- How do you typically handle damage like this that’s not reported immediately and may be tenant-caused?
- Would you send someone out just to document and assess first?
- Any suggestions for how to respond professionally but firmly?
Appreciate any advice, I'm trying to handle this fairly but not get taken for a ride.
