What’s your experience with buying a BDA site and the whole lottery process?

Do you think it makes more sense to go via a broker to buy land for proper vetting or BDA is just fine? My parents are interested in buying a site but they do not currently live in Bangalore. They’ve lived in Karnataka all their life. Are there issues with BDA allotted sites?
