Asset Management - Breaking into Real Estate Asset Management

Looking to pivot into Commercial Real Estate Asset Management from a 10 year career in construction (GC) + RE development (project controls).

What draws me most to asset management is what drew me to development from construction: coming up with a plan (underwriting/proforma) and executing it through design/entitlement/construction (full life-cycle experience), just on a shorter turnaround time + more hands on than development (so I think). Never really realized until joining a mega developer how finance heavy development really is.

Lurking around Linkedin, I see a lot of people with titles of "Real Estate Asset Manager" come from all sorts of backgrounds, including, but not limited to: real estate agents, real estate brokers, property mangers, finance/economics bachelors, random misc. experience.

Questions:

  1. Is my experience transferrable/marketable to pivot into Asset Management?

  2. Is Asset Management less finance heavy than development, my reasoning for this is:

a. Different backgrounds I see asset managers have on Linkedin

b. Most assets under the purview of an Asset Manager is not looking to add anyone to the capital stack as that is already set. Most of the work is to adopt the underwriting assumptions made at acquisition and/or development and making that come to fruition at the asset level + reporting to existing equity/debt partners.

c. or is this on a company by company basis, as in the asset management title may really mean different things at different companies/markets.

  1. Is my understanding of what asset management is even correct?

  2. Would I have to start over as an Analyst or could I go straight into an Associate/Asset Manager?

  3. What would be the total compensation range? Obviously would depend on market, but just would like a ball-park on any market.
