Is Sherwood Hills (Trece Martires) still a ghost town? The lot prices seem suspiciously cheap

Real Estate

Hello! I came across a few foreclosed residential lots in Sherwood Hills, Trece Martires (Phase 1-B, Brgy. Cabezas & Lallana) — 300+ sqm for around ₱987K to ₱1.4M. That’s around ₱3,100/sqm, which seems too cheap for a subdivision that supposedly has a golf course inside and was developed by Megaworld or Empire East before.

That got me thinking:

  • Is this place still a ghost town?
  • Are there any actual homes built there or is it mostly vacant lots?
  • Does it have proper infrastructure now (power, roads, water)?
  • Is the HOA still active or has the whole place been abandoned?

I also heard rumors that Megaworld might relaunch the project, but I can't find any recent updates to confirm that.

And lastly — would you say Eagle Ridge is a better choice if I'm looking for a long-term investment or future residential build?

Any firsthand insight, recent photos, or updates would be super appreciated. TIA!
