Transferring money from US

Hi! My mother is living in the US and she would like to buy a property here in the Philippines next year. But she likes to send the money now. Do you have any idea how can we transfer 300,000 USD safely?

Should we do it in one go or divide it? What documents should we prepare? We dont have any Contract to sell/buy since I am still looking for a property. Her bank is Wells Fargo.
