What to do with 160k in HYSA?

I’m a 29 year old and have saved up to 160k in my HYSA. I have 70k in my personal equity portfolio, 60k in my work 401k, 20k in precious metals, and I got some in my pension that I can’t touch unless I quit my job. So pretty much my net worth is close to 400k. I make roughly 140k annually. My DTI ratio is 35%. I’m trying to buy my 1st home. However, I am very concerned with how the housing market is going and I live in California. I would hate to buy at the top and then see a huge crash. The other issue is that I feel like I can’t even afford a shitty condo comfortably because I feel that 1/2 my monthly pay will go towards a home and that’s not including repairs. Realistically, I want a single family, but they go for like 750k minimum and the homes here need work so, 900k would get me something nice for a single family! Can someone please tell me how I can go about buying a home and staying comfortable? Should I liquidate some of my other stuff to buy a home? I want to move out of my parents next year at the latest! Realistically, is it a good idea to leave 160k in a HYSA if I keep waiting or should I start moving it to my equity portfolio to earn higher interest? I’m seriously so worried because even with 20% down I can’t afford shit lol WTF. Next year even with 30% down it’ll probably get even worse smh, hopefully it gets better.
