Trouble understanding comps - Briar Hill / Belgravia

House

Hello all,

Looking at Briar Hill - Belgravia neighborhood, I'm hacing trouble understanding comps fully and could use some help figuring out what fair price here is for this type of 2+2 detached in this area:

216 Livingstone (749,900, place needs serious work so makes sense): https://housesigma.com/on/map/?status=for-sale&lat=43.696170&lon=-79.443095&zoom=16.1&with_listing=56k97wJwRAeyKRjD

229 Livingstone (719,000, seems nicer but cheaper perhaps due to timing): https://housesigma.com/on/map/?status=for-sale&lat=43.696170&lon=-79.443095&zoom=16.1&with_listing=56k97wJdwG8yKRjD

72 Belgravia (1,025,000, breaking a million, belgravia street so more expensive?): https://housesigma.com/on/map/?status=for-sale,sold&lat=43.698241&lon=-79.441501&zoom=17.3&with_listing=dXze3eVWJQoY8m9K

105 Livingstone (1,149,000, nicer and closer to the ttc station, makes sense I guess? seems like an overpay): https://housesigma.com/on/map/?status=for-sale&lat=43.696170&lon=-79.443095&zoom=16.1&with_listing=K8OgYBpAgDj7JmG2

Is the main difference in these 2+2's the proximity to the ttc? Is the difference between Belgravia and Livingstone a street pricing difference? Any feedback or insight here would be welcome.
