Villa/Hotel for 18 people

Hey all,
I'm helping plan a trip for my family of 18 adults next summer, and we're looking for recommendations for a villa or small hotel that we could rent out entirely. Ideally, we’d like:

• 12 bedrooms (can be split across multiple buildings if on the same property)
• A location where we wouldn’t need a car every time we want to go somewhere — walkable town, beach access, or hotel amenities are a huge plus
• Somewhere with shared space to hang out (pool, terrace, common area, etc.)
• Preferably in Europe or South America, but open to other suggestions

A few years ago we stayed at a villa affiliated with a hotel in Sorrento, Italy, and it was perfect — we had privacy but access to hotel perks. We'd love something like that again.
