New home, old furnace, 3 quotes, looking for best options or advice.
Hello, I am resident of the PNW (Seattle region) and recently purchased a home. I am looking for some advice on an older HVAC unit that came with the house. The house was built in 2008 and the furnace is original. There is no AC as part of the system. It has central ducting (sheet metal) through the home. The house itself is 2700 sqft, 5 bedrooms, large entry/foyer that stretches to the 2nd level, 19 HVAC registers in the house, 1 return downstairs and 1 return upstairs.
The current furnace model is American Standard #ADH28B080A9V3VAA. At this time, we are not aware of any issues with the furnace, but also do not know how well it heats the home. On warmer days the natural cooling ability of the house can’t keep up with the temperatures and becomes uncomfortable. Our thermostat has shown above 80 degrees F numerous times.
I have added screenshots of 3 quotes I have gotten, the furnace itself and a general heat load for approximate sizing of a new system. I am looking for advice on any brands or specific sizing I should aim for or ask about. I am also wondering about a two stage vs single stage furnace as 1 quote uses a single vs a two stage furnace. Of note we were informed the blower on the current furnace is undersized.
We believe we can wait on a new system, but if we don’t and if or when we need to replace the system I would like to get some more opinions on best options.
