Caivan Townhouse – Closing Costs & Deposits?

Hey everyone,

I recently signed for a freehold townhouse in Barrhaven with Caivan. At the time I didn’t really go through the agreement carefully (my mistake), but now that I’ve read it, I noticed a bunch of closing costs I wasn’t fully expecting.

Some of the things mentioned are:

• Tarion enrolment fee
• HCRA (Home Construction Regulator) fee
• Hookup/installation charges for hydro, water, and gas meters
• $250 legal fee for the property transfer
• Adjustments for property taxes
• Some admin fees and software charges from their lawyer (like Dye & Durham)

I’m just wondering if anyone here has closed with Caivan before — did you actually end up paying all these fees? Were the meter hookups extra out of pocket? Any surprise costs or additional deposits at closing?
