Are we on the right track? Debating house purchase, saving vs. retirement contributions
Hi All,
Currently working through the good ol' debate of keep investing or save for down deposit.....For context, Married couple in our early 30s with one toddler and plans for a second kid in a couple years. We’re currently renting for $2,200/month and plan to buy a house around $350k next year with 20% down. Just trying to make sure we’re balancing short-term goals and long-term retirement planning wisely.
Current situation:
- Combined income: ~$191k (Wife: $98k, Me: $93k)
- Monthly expenses: $6.5–7k
- No consumer debt
- Wife has ~$23k student loans (about $4k at 6%)
- Emergency/down payment fund(in HYSA): ~$42.5k (want to keep $20k as a 3-month emergency fund)
- Additional savings: $11k in brokerge, $85.5k in my 401k, $27k in IRAs, $10.3k HSA, wife has $72k in 401k
- $33.5K currently available toward house(including brokerage and down payment in HYSA)
Goals:
- Save ~$75–80k total for a house down payment and closing costs by next year. At 33.5k currenlty
- Max out my 401k, IRA, and HSA until I’m 40, then reduce contributions
- Wife currently contributes 10% to her 401k and plans to continue that long-term
- I’m aiming for ~$110k salary within 1–2 years
Main questions....
- Should I keep maxing out my 401k this year or scale back to just the employer match to boost house savings?
- Is it okay to leave my wife’s 6% student loan alone for now with minimum payments? Or should we just knock that out right now and then worry about investmnts and a house?
- Your opinion on our current retirement status given our age.....just trying to stay on track and I know the earlier years are what really set you up for your future. I'm playing catch up from spending 40k on an MBA that hasn't fully realized its worth yet.
