Scenarios on fusebox vs breakers issue.. Need advice...
I'll try to keep this brief. I am in the works to close on a place in about 18 days. I was a day late to put changing a fusebox(old screw in kind) updated to a breaker box in the contingency clause. So Now I'm finding out a lot of insurer's in my area will not insure the old screw in type fuse boxes. I've had 3 or 4 straight no's. A high ball($242 a month for home insurance) and I just got one today for possibly like $1600 a year(do-able).
So - My issues and scenarios are thus;
I buy the place, don't touch the box and eventually sell the place. Most of all the buyers will say "change the box" and I will say no. (side note, I had an insurer today say that if I wanted a discount to count for updating to a breaker box I would need to rewire the entire house).
I get the place, update just the box and don't re-wire the entire place. Does that count towards new buyers getting the place insured decently? <- a question I need to ask the insurance agent.
OR - I write this off, because this place doesn't come with any appliances and its nice but I'm not in love but I'd need to dump like 2k into getting appliances right off the bat and I could just shop for a place with breakers AND appliances and not deal with any of this at all? Downside, I stay looking longer but I have learned some things in my going through the final stretch here and I take that info forward for next time.
Thoughts on anything here??
