Advice, parents want to put my name on apartment

My parents have been in an apartment in the Bronx for about 30 years now. They are getting up in age and wish to put my name on the apartment to leave to me, if anything shall happen to them.

Issue is we own a family business, I basically am taking a pay cut to help out my family. Sister, uncles, aunts, cousins) So on paper I don’t look too great in terms of income. Taking less than 40k on paper.

Business looks good for now on paper but we could end up closed by 2027. My father intends to say he is leaving me the business since it looks to be in good shape on paper and is hoping the board will approve me.

I have great credit in the 800s, plenty of savings to hold me over even if shit did hit the fan, various good investments with stocks and my parents will be leaving me everything but just not sure how income will look to them given the situation as I am taking a cut. I live not too far away and am contemplating selling my place while moving in with my parents just to save up more in case the business does fold while also being able to look after my family closer.

Curious if the board will even approve me. People on the board do know me from my high school and grade school days but not sure if that helps my case. Just curious and do you advise to get a lawyer for this situation? Looking to do this by mid 2026
