How to make tea like in large restaurants/offices

Why does milk tea at some restaurants and offices taste different (but not always the same)? Do they mix condensed milk or something? (It’s not Masala tea) I tried condensed milk (Nestle Milkmaid), but it didn’t taste the same. I recently had that same taste at the Toyota Maharagama branch.
