GREEN BEGINNER! Help Needed

Hello everyone! I am a beginner in wholesaling. Within the past year i have reached out to many sellers, I had 2 people agree to a deal and the assignment could have been so good.

What stumps me is the contracts. WHERE DO I GET THEM! Do I need to JV with someone to get access to contracts? I need a Purchase / Sale agreement and an Assignment contract.

I am focused on Land, if anyone would want to help a young father out it would be greatly appreciated; and a start to a great friendship/partnership! TIA 🤝🏼
