House purchase - missing rights of access
I'm looking for some help and opinions please. I'm currently in the process of buying a freehold house with a leasehold garage - 1.5 months in and about £1000 spent. I do like the house but it's a bit complex so far.
The garage specifically does not have rights of access to it included in the lease, for some reason. Although this currently isn't an issue as the sellers have normal access via common sense, it means a neighbour could block access to it for some reason in the future. I've been offered indemnity insurance as changing the deeds would involve many people/time/money and would be difficult.
The garage is set around the back of some properties in a parking area, directly adjoined to the house I'm purchasing. There is a side gate from the garden which exits to the area in front of the garage. Access from the road for cars is under an archway 2-3 garages down.
Is this something serious to consider or is it just an acceptable level of risk that somebody *could* block access but the chance of it is so low it's not likely to happen? Currently in reality, access is all normal and there are no issues.
Thanks very much
