Hi everyone, I have a 3 1/2 apartment for lease transfer in the LaCité complex.

Rent is fully paid through the end of September! Lease transfer starting in mid-September (date flexible) through May 2026 with the possibility of re-signing the lease. The monthly rent is $1703/month, but I have already fully paid September rent, so you would be effectively paying $1600/month if you move in mid-September (this rent discount is negotiable!)

The apartment is a quiet 3 1/2 on the 9th floor in the LaCité building at 3600 Avenue du Parc which is situated above Les Galeries du Parc shopping mall. Just take the elevator down from your apartment to two supermarkets, a well equipped gym, a pharmacy, an independent movie theatre, and restaurants without stepping outside during the winter.

Some highlights:

\- ALL utilities are included in your rent!

\- Apartment has its own air conditioning unit.

\- 9 minute walk to Place des Arts Metro station

\- Private balcony with a great view of the skyline. The building also has a terrace for tenants with views of the mountain, downtown, and the river in the distance.

\- Building is situated across the street from Mount Royal and Jeanne Mance Parks. Let your dog play in the new nearby dog park, practice your volleyball serve, hit the cross-country ski trails in the winter. All literally a block away - we use the parks every day and it is one of the best parts about living here.

\- Apartment has great storage options in the unit, as well as the option for additional storage in the building. The apartment has four storage closets: one large closet with shelving and one large closet for hanging clothes in the bedroom, one smaller coat closet by the front door, and one small storage closet near the bathroom.

\- Parking garage is available for rent.

\- Despite the convenient location, the apartment is very quiet, and we have never heard noise from other apartments due to the very thick walls. On the 9th floor, we are well above the street noise and visitors are often surprised how quiet it is here given the location.

\- Appliances are included, and we have some furnishings negotiable!

Please contact me with any questions or to visit the apartment.

Some photos are of similar units in the complex--ours is currently filled with boxes as we prepare to move. We have genuinely enjoyed living in this apartment and are only moving due to getting new jobs outside of Montreal.
