Average per click cost increases built into copier contract

Curious what y’all see in lease or service contracts. I have not looked at them for a long time. Looking at one now, it’s .0525 any size color and .012 b/w but the contract has 6% per year increase built in. Also if it’s a lease where you return the equipment at the end is it normal to pay the property tax? It says that in the contract.
