Hollow sheet metal curb/platform package unit air mix dew point BS. Condensate pan condensation leaking through old roofing asphalt, neighbors iceboxing all day while away for cat
Package unit #6 leaking into apartment #5. Curb/platform, entirely sheet metal, hollow underneath. Crawlspace air entering hollow space below through roof penetrations, hot sun on much sheet metal curb surface meets cold drain underside of package unit. Plastic drain pan sweating underside, trapped condensation seeping through old roofing, through lath and plaster ceiling into 2nd story hall of apartment below.
**No obstrutions in duct or condenate line/pan. Coil clean, blower speed acceptable. Temps and pressures fine.
Initial visit led to apartment #6, who were not home at the time, but had therm (2nd floor) set to 70 deg, all day for the cat I suspect, felt like an icebox despite the day being mild.
**Filter dirty, replaced. Asked them to keep temp up while away, did okay for a couplethree weeks...then I get the call
Building older, tight access and crawlspace, minimal access through roof penetrations, pondering options to insulate bottom of drain pain, will require opening up plenum cutouts of roof from crawlspace below.
Maybe a box of R6 flex shoved up through the tiny access hole, pull out inner flex duct, use strips of the inner and outer insulation (slice long ways) with some proper web adhesive and full shield respirator on a dry bottom pan.
Anyone come across these hollow platforms before?
There are 3 more like this, with the hollow platforms, and manager obviously dont want the crane man to come and start lifting package units or have proper curbs built on newer roof
End of season blues
