Residential Lawyers of Los Angeles

Location: Los Angeles. Hi, we have two income properties we rent out, one in Santa Monica (1 bd condo) and a sfr in Los Angeles. Is it true that once the leases are up on each tenant that we cannot ask them to leave to sell the properties? The house in particular lease is up early next year and instead of renewing or going month to month we want to sell it. I’ve been reading that we or family would have to move back for 12 months, do a renovation, or pay them cash for keys to get out. Is that all true. We would like them to just go. In particular because if they leave and we sell now we can capture the capital gains tax exclusion because we’d still be within the timeframe. We aren’t into being landlords anymore and don’t have a ton of cash to give them cash for keys etc. anyone have any advice etc.
